What is Pioneer House?

Pioneer House is cooperative living designed for active people 55 and over who are interested in the benefits of home ownership without the responsibilities of home maintenance. Building upkeep, lawn care, snow removal, and more are all cared for, leaving you to enjoy a home that is secure, worry-free and convenient.  Pioneer House has recently adopted a no smoking policy for all new residents.

Our contemporary seven-story building is located in a desirable historic Lincoln, NE. neighborhood only 2 blocks from our state capitol. Pioneer House is situated on a handsomely landscaped quarter block.  Fifty-two apartments offer several floor plans, including studio, one- and two-bedroom units.

What is a senior Housing Cooperative?  

 

A senior housing cooperative is a unique blend of community living and independent lifestyle. Co-ops provide the financial benefits of home ownership within a money-saving cooperative structure. 

Each member owns a share in a not-for-profit cooperative corporation. The corporation holds title to the property and assumes the mortgage, tax and other obligations necessary to finance and operate the facility. A board of directors, elected by the members, controls and directs the policies, expenditures and operations.

Real estate taxes and mortgage interest are tax-deductible. Co-ops qualify for the same Homestead Real Estate Tax savings as condominiums and, like the condo, equity returns to the owner upon sale of the unit.  Membership shares can be sold at any time.

What are the Monthly Fees?

Monthly fees vary according to the size of the unit, current real estate tax rate and optional parking. Qualified residents may apply for Homestead Exemption of property tax.

Monthly fee includes

Ø   All utilities (except telephone and internet)

Ø   Property taxes, insurance, loan and interest on the building

Ø   Routine and emergency maintenance

Ø   Upkeep of grounds; snow removal

Ø   Cable television (channels 2 to 68)

Ø   Stove and refrigerator

Ø   Periodic repainting of apartment

Ø   Legal representation for Pioneer House when required

Ø   Off-street parking available for small fee
